Whether these are questions to ask your potential landlord or rental company or simply things you need to research on your own, there are a few things that are critical to you being fully satisfied with your townhome.
Researching the Area
Make sure that the area your potential new townhome is in is the kind of place you want to live. Are you close enough to a grocery store? Are there restaurants nearby? Do you need access to bus lines? Figure out what kind of area it is before signing a lease. There could be something you absolutely need to be near and haven’t even thought of yet, so try to be thorough in doing your research.
Checking Appliances
When doing your home tour, check all of the major appliances and be sure that they work. Make sure the fridge is actually getting cold and that the oven has been cleaned. You’ll want to also be sure that your landlord will agree to repair or replace these items if they were to ever break down.
Taking an Inventory
When walking through the home, take note of any defects in painting or carpeting. If there are any minor scuffs or problems, you’ll want to take photos for your records. This will protect you in an instance where your landlord or rental company may say you caused damage but it was pre-existing. Be sure to keep thorough records so you are aware of whatever problems you could potentially run into in the future.
Get Everything in Writing
You’ll want to keep everything in writing. This means holding onto a copy of your signed lease agreement. It also means communicating with your landlord or rental agency through physical mail or email so you have copies of whatever was said. This can protect you in the future, but it also makes both parties more comfortable with one another and helps establish great communication!
